GO AHEAD GIVEN FOR NEW BRIGG APARTMENTS IN LISTED BUILDING


Listed building consent has been granted to convert and change the use of the first and second floors at 27 Market Place, Brigg, to form four residential apartments, and also to upgrade the rear parking area.
North Lincolnshire Council - the local planning authority - has now given the necessary permission.
A report prepared by council planners said: "The application site is a prominent grade II listed building within Brigg Market Place. It was formerly occupied by HSBC bank, with the main bank use at ground floor and the offices on the upper floors.
"There is an existing archway in the front elevation, leading to an existing car parking area to the rear.
"This proposal seeks listed building consent for internal works to this listed building to facilitate conversion of the upper floors (first and second floor) of the building to residential use (four apartments)."
The report added: "The proposed works are not considered to be significant and would not have any impact on the historic fabric of the building, nor will the works remove parts of the internal fabric for which the building is recognised as being listed.
"The proposed use is not considered to have any impact on the character, setting or significance of the building.
"The upper floors have been empty for a long time and are falling into a state of disrepair. It is important that investment takes place and an alternative use of the upper floors ensures continued maintenance of this important listed building.
"There is a requirement for internal alterations to achieve residential use, however this predominantly consists of the addition/removal of some stud walling. The majority of internal features including skirting boards and cornices will remain in situ. There will be some intervention on the cornices and skirting boards as the proposed internal walls are installed but the works will ensure the longevity of this listed building and not compromise its internal fabric." 

Planning permission for No 27 was granted earlier this year.

Has provision be made to renovate the tapping hole left by the ATM machine.
As said, this is a Listed 2 building and other owners of Listed 2 buildings are unable to change a window frame unless it conforms to existing, for example.
I would have assumed that Planning would have included the clause of re-instating the ATM void if the machine was removed...so why hasn't the authority seemingly side-stepped the issue?
And finally...what about the ATM and letter box voids in the old Nat West Bank?

Does the site have, or has potential for a rear vehicular access?
Simple observation indicates the back wall borders the Angel car-park..whi owns the land?
If a rear access was possible, this would avoid flat residents having to cross the Market Place...
