NEW BRIGG FLATS ON THE WAY
North Lincolnshire Council has given the go ahead for new flats to be created in Brigg.
Local authority planners have approved an application to convert vacant office premises to two residential flats, including replacement windows and doors and rendering.
The address is 40 Bigby Street (pictured here).
Brigg Town Council supported the scheme to provide flats but voiced some concerns about rear access to the property and the impact on a neighbouring property.
Four letters of objection to the application were received - relating to access, lack of provision for off-road parking and waste collection arrangements.
However, a detailed planning report prepared by staff at North Lincolnshire Council said: "The site is considered to be within the highly sustainable location with good access to a range of key facilities, services, employment opportunities and public transport.
"Given the type of residential unit proposed it is not considered essential that off-road parking be provided. It is noted that the road outside of the property is subject to parking restriction but there are public car parks available within the area.
"In terms of bin collection, the rear courtyard provides for adequate storage and bins could be presented on the footpath to Bigby Street without causing total obstruction of the footpath."

The dustbin question isn't really answered..so the dustbin can be housed in the rear utility area, but 4 dustbin + boxes 'will not cause total obstruction to the footpath' eh?.....only to restrict access to folks in wheelchairs....it is assumed that the bins will be nearly standing in a row, even in windy weather when other bins roll about and tip over....needs a rethink as many folks will have to step off the narrow footpath onto a fairly busy road....an accident waiting to happen!

It would make more practical sense to make the applicant create a bin collection access area in the area of the side gate (seen to the right in photo).and not on the public footpath.
